베이지안 분위회귀모형을 이용한 강남구 아파트 전세 가격에 관한 연구

Abstract

전세 제도는 주택 가격의 일부를 보증금으로 지불하여 계약 기간 후 되돌려 받는 우리나라 고유의 부동산 대차 제도이다. 전세 제도는 ‘내집 마련’을 위한 사전 단계로 활용되며 서민 경제의 큰 부분을 차지하므로 전세 제도의 안정화는 국민과 국가 차원에서 매우 중요하다. 하지만 부동산 시장의 특성상 전세 시장의 안정은 매우 어려운 일이며, 이를 위해 전월세시장 정보 체계의 구축이 요구된다. 본 논문에서는 2014~2016년 동안 강남구의 아파트 전세 가격을 대상으로 베이지안 분위회귀분석을 수행하였다. 일반적으로 사용되는 회귀분석은 평균 회귀 분석으로 반응변수의 ‘평균’을 대상으로 결정 요인을 추정하는 반면, 분위회귀분석은 반응 변수의 수준(분위)별로 결정요인을 추정할 수 있다. 본 논문에서는 베이지안 방법으로 접근하여 분위별 계수의 사후 추정치를 추론하였다. 본 논문은 반응 변수로 면적 당 전세 가격을 사용하였다. 따라서 본 논문의 목적은 강남구의 아파트의 면적당 전세 가격의 분위에 따른 가격 결정 요인과 그 영향을 분석하여 부동산 시장에 유의한 정보를 제공하는데 있다.;‘Jeonse’ is the unique property rental system in Korea in which a tenant pays a part of the price of a leased property as a fixed amount security deposit and gets back the entire deposit when the tenant moves out at the end of the tenancy. Stability in the real estate market is very important both to the nation and the people. Establishing and implementing effective real estate stabilization policies are accompanied by some difficulties. Unlike the research on apartment prices, however, not only the average but also the overall distribution of ‘Jeonse’ deposit need to be understood through the research of Jeonse prices of apartments. Also, the factors used to determine the value of Jeonse deposit may differ by the level (or “quantile”) of Jeonse deposit. In other words, each quantile of the Jeonse deposit may be explained by different factors; and the level of influence of each factor may differ even if the same factors are identified as the determinants of Jeonse deposit In this study, we conducted Bayesian quantile regression on the Jeonse prices of the apartment to reflect the characteristics by quantile. As a result, we can confirm that all factors have different effects on each quartile. Last prices, floor, and Existence of park are always negatively affected by Jeonse price. On the other hand, market rate, an age of apartment, time to metro station and Level of Access to Child Care Services always positively affected. In addition, all other factors have positive and negative effects depending on the quantile.
