지역 어메니티 인식이 주거지역만족도에 미치는 영향에 관한 연구

Abstract

세계적으로 도시의 경쟁력을 평가하는 기준으로써 도시민의 삶과 쾌적한 도시환경이 중요해지고 있다. 우리나라도 도시민의 삶의 질을 향상시키고 도시공간의 질을 개선하고자 ‘살기 좋은 도시(지역) 만들기’등의 정책을 추진하였으며, 이러한 도시정책과제의 핵심요소 중 하나가 ‘어메니티’이다. 어메니티는 어떠한 사물이나 환경에 대해 긍정적으로 느끼는 쾌적성을 의미하며, 지역과 관련된 다양한 요소를 포함하는 개념이다. 물리적인 환경뿐만 아니라 자연, 사회·경제, 지역자원, 공공서비스, 문화 등을 포함하고 있어, 지역적인 차원에서 매우 중요한 가치를 가진다. 이러한‘어메니티’는 여러 학자들에 의해 중요성과 가치에 대해 강조되어왔으며, 최근 들어 중앙정부 및 지방자치단체의 정책으로 활용되고 있다. 이렇게 어메니티에 대한 수요와 중요성이 증가함에 따라, 본 연구는 지역적 차원에서의 어메니티에 대해 알아보고, 주거지역에 대한 만족과 연결 지어 살펴보고자 하였다. Gottlieb(1994)에 의하면, 거주민이 선호하는 지역 어메니티의 정책적 활용은 거주민의 만족도를 향상시킬 수 있고, 이는 지역의 경쟁력으로 이어질 수 있기 때문이다. 이를 위해 본 연구는 지역 어메니티의 현황을 파악하고, 지역 어메니티에 대한 인식과 비교하여 살펴보았다. 분석결과, 지역별 어메니티 현황과 어메니티에 대한 거주민의 인식에 차이가 나타났으며, 어메니티의 객관적 지표가 실질적인 거주민의 어메니티 인식범위를 반영하지 못한 한계가 있다고 판단되었다. 한편, 어메니티에 대한 인식은 실제적인 현황뿐만 아니라, 객관적인 지표가 포함하지 못하는 접근성 및 편리성 등의 요소까지 반영하고 있는 것으로 판단되었다. 이에 따라 본 연구는 지역 어메니티 인식이 주거지역만족도에 미치는 영향을 회귀분석과 순서형로짓분석을 통해 파악해보았으며, 분석결과 긍정적인 영향을 미치는 것으로 나타났다. 지역 요소별 어메니티 현황과 인식 비교결과, 현황과 인식 모두 낮게 나타나는 지역은 해당 어메니티에 대한 개선이 필요하다고 할 수 있으며, 이에 객관적 현황 파악은 구체적인 정책수립에 도움을 줄 수 있을 것이다. 그리고 이러한 과정을 통한 어메니티 개선은 궁극적으로 주거지역만족도를 향상시킬 수 있을 것이라고 기대한다. 이와 같이 본 연구는 기존 연구들에서 보고된 어메니티의 중요성을 실증적으로 확인해봄과 동시에 객관적으로 계량화 된 자료와 연계해 살펴봄으로써, 보다 실질적인 정책수립을 위한 분석을 시도한 것에 의미가 있다고 할 수 있다.;Recently, urban life and comfort urban environment have become important criteria for evaluating the competitiveness of cities around the world. One critical element of the urban policy is 'Amenity'. Amenity is defined as a sense of feeling positive about environment and includes various elements related to the area. It has very important value at the local level because it covers nature, social economy, local resources, public service, culture as well as physical environment. The 'Amenity' has been emphasized by many scholars in terms of importance and value, and it has been used as a policy of central government and local government. As the demand and importance of amenity increases, this study tried to understand the amenity at the regional level and to examine the relationship with satisfaction of the residential area. It is grounded from Gottlieb(1994)’s study that policy formation based on the amenities preferred by residents can enhance local residents’satisfaction, which can lead to local competitiveness. The purpose of this study is to analyze the current status of local amenities and the effect of local amenity awareness on residential satisfaction. In this context, this study examined the present condition of the local amenity and compared it with the awareness of the local amenity. As a result, there was a difference in residents' awareness of amenity and amenity status. It turns out that the objective indicator of the amenity does not reflect the actual range of the amenity awareness of the residents. On the other hand, the awareness of amenity reflects not only the actual situation, but also the factors such as accessibility and convenience that objective indicators do not include. Therefore, this study analyzed the effect of awareness of local amenity on the satisfaction of residential area through regression analysis and ordered logit analysis. The results showed that the awareness of local amenity had a positive effect on the satisfaction of residential area. In the area where the two figures are low, compared with the status of each amenity and the awareness of each amenity, it is necessary to improve the amenity. In addition, understanding the objective status of amenity can help to establish concrete policies. Ultimately, amenity improvement through this process can help improve the satisfaction of residential area. Likewise, this study examined not only the empirical importance of amenity reported in previous studies but also objectively quantified data. Thus, this study is meaningful in attempting to analyze more practical policies formulation.
