집합주택 커뮤니티 공간 활성화를 위한 디자인 연구

Abstract

Different types of apartment have occurred according to the progressive industrialization and urbanization which leads to the change of social consciousness. During short history-50 years of apartment, we have environmental, social, ethnical and emotional problems by lack of community spirit. Because of those problems government encourage a community space which makes interactions between neighbors so it develops an awareness of community. For example, the goal of the fourth national territory comprehensive plan(2000~2020)’s housing policy is an establishment an advanced lifestyle space. Due to that they suggests the community centered housing culture. Understanding the current apartment community situation, it is planned by unit which made main building and complex without considering of community space and various service facilities so that result did not follow residential living condition neither practical needs. In addition, there was no responding development or concern about the importance of community space due to concentration on investment value and construction profit for resident’s private spaces. Recently, there is concern and investment recognizing the importance about community space, however, it does not achieve space formation basically through resident’s behavior or request, but simply through giving awareness about attention, so that it does not accomplish utilization in the point of space revitalization. Therefore, I suggest a space that can solve the problems caused by lack of community sense, motivating positive space revitalization by composing community space which can be correspond to main factor analysis for the space revitalization and resident’s condition or request with systematic approach for space composition. I researched to motivate the space revitalization for community formation in the following purpose. First, the space arrangement which can increase the natural contact among residents Second, the motivation for space utilization through program analysis which residents prefer Third, the infusion for convenience to use and attention through connectivity between community spaces Fourth, the consideration for space extension capacity about resident’s variability I expect furthermore, community space take places as a new space which can be effective, not only for the life activity support, but for the esthetic system or value.;급속한 산업화와 도시화가 이루어지면서 사회 전반적 환경 및 의식 변화에 따른 대응으로 집합주택 유형이 생겨났다. 50년이라는 길지 않은 집합주택의 역사 속에 환경적, 사회적, 도덕적, 정서적 문제점들이 발생되었는데 이것은 공동체 의식 결여라는 점에서 나타났다고 볼 수 있다. 이러한 문제점들은 커뮤니티 공간의 활성화를 통한 이웃 간의 빈번한 교류로 공동체 의식을 고취시켜 해결할 수 있다고 판단되어 사회 정책적으로 이웃 간의 공동체 의식 형성에 대한 대안이 필요하다는 인식이 증대되고 있다. 단편적으로 제4차 국토종합 계획(2000~2020)을 살펴보면 선진생활 공간의 확립을 주택정책의 추진의 기본 목표로 정하고 이를 위한 구체적인 추진전략으로 커뮤니티 중심의 주거문화 형성을 유도하고 있다. 현재의 집합주택 커뮤니티 현황을 살펴보면 단위세대 중심으로 주동과 단지가 계획 되어지면서 잉여공간에 의한 커뮤니티 배치와 표준화되고 획일적인 부대복리시설 기준에 의한 구성에 의하여 주민의 생활여건이나 현실적인 요구에 대응되지 못하고 있는 실정이다. 또한 거주자들의 사적 공간에 대한 투자가치와 건설사의 이윤성에 치중으로 커뮤니티 공간의 중요성에 대한 대응적 개발 및 관심이 없었다. 최근에는 커뮤니티 공간에 대한 중요성 인식으로 이에 대한 관심과 투자를 가지고 있지만 근본적으로 거주자 행태 및 요구에 의한 분석으로 공간형성이 이루어지지 않고 단순히 주목성에 대한 인식의 부여로만 이어지고 있어 공간 활성화 측면에서 활용이 이루어지지 않고 있다. 따라서 본 연구자는 공간 구성의 체계적인 접근으로 공간 활성화를 위한 요인 분석과 거주자의 여건과 요구에 대응되는 커뮤니티 공간을 구성함으로써 적극적 공간 활성화를 유도하여 공동체 의식 결여로 인한 문제점들을 해결할 수 있는 공간을 제시하고자 한다. 공동체 형성을 위한 공간의 활성화를 유도하기 위해서 다음과 같은 목표로 연구 하였다. 첫째, 거주자간의 자연스러운 접촉의 기회를 증대시킬 수 있는 공간의 배치. 둘째, 거주자가 가장 선호하는 프로그램 분석을 통한 공간 활용 성 유도. 셋째, 커뮤니티 공간간의 연계성으로 사용의 편리성과 주목 성 고취. 넷째, 거주자의 변화성에 대한 공간의 확장 가능성 고려. 본 연구는 커뮤니티 공간이 더 나아가 생활 활동 지원과 의식 형성의 차원만이 아닌 심미적 체계 및 가치적으로도 효과를 가질 수 있는 새로운 공간으로 자리매김할 수 있기를 기대한다.
