건축주 요구조건의 설계정보화를 위한 단계별 정보관리항목 도출에 관한 연구

Abstract

Recently, increase in number of large scale architectural projects resulted in fragmentation of tasks and diversity of participants. To establish building design objectives and review design schemes, not only the definement of owner's requirements but also communication among participants is critical. Thus, the proposition of key factors to be considered at design phase to improve accuracy and conveniency of communication among participants is necessary. Considering characteristics of information which are intangible, qualitative and frequently revised, key factors should support information management by indicating criticalness based on each design stage and influence based on different type of participants. The purpose of this study is to suggest key consideration factors applicable to design phase of architectural projects. A survey was performed to analyze current situation of design process management and important categories from three management fields - task, information, and collaboration. 98 key consideration factors were derived by comparing domestic design guidelines with Design Quality Indicator(DQI) developed in United Kingdom. Criticalness based on design stage and influence based on type of participants were suggested for each consideration factor. Results from interview and survey among architects revealed that it is preferable to apply key consideration factors once or twice on each design stage, and willingness of using the factor by project manager in a design team is required. Suggested factors offer two functions: defining owner's requirements and assessing design schemes. Factors with high criticalness figure must be considered prior to other factors. In case of influence, the participant has strong competence to make impact on the factors based on the sequence of A-B-C. Key consideration factors suggested in this research supports information management, communication among participants and overall fulfillment of owner's requirements at design phase. Consequently, contribution to elevation of competitive position in project management field as well as improvement of design management is expected. Key words: Design management factor, Owner's Requirements, Assessment index, Information management, Design Quality Indicator(DQI);최근 대규모 건축 프로젝트 수의 증가는 업무의 단계별 분절화 및 다양한 프로젝트 참여주체의 수적 증가로 연결되었다. 이에, 설계단계에서 건축주 요구조건의 정확한 파악을 통한 설계목표 수립 및 달성여부 확인 등과 같은 참여주체 간 의견수렴 및 의사결정의 중요성이 강조되고 있다. 따라서 참여주체 간 의사소통의 정확성 및 원활성 향상을 위한 정보관리항목의 제시가 시급하다고 할 수 있다. 정보관리항목은 정보의 무형(無形)이며 정성적(定性的)이라는 특성과 잦은 생성 및 변경 빈도를 감안, 설계 진행단계에 따른 정보관리항목의 중요도 및 참여주체별 영향도 제시를 통하여 효과적인 정보관리를 지원할 수 있어야 한다. 현재 영국에서 건설 프로젝트의 요구조건 제시 및 설계안 평가기준으로 사용되고 있는 Design Quality Indicator(DQI)의 구성 및 적용절차는 국내 설계업무 현황이 반영된 정보관리항목 도출에 있어, 벤치마킹의 대상이라 할 수 있다. 본 연구의 목적은, 국내 설계관리 업무현황 조사 결과 도출된 설계단계 업무·정보·협업 분야별 관리요소와 영국 DQI 및 국내 설계지침의 비교·분석 결과 도출된 설계정보 관리항목을 통하여, 건축 프로젝트의 설계단계에 적용가능한 정보관리항목 도출에 있다. 이에 설문조사를 통하여 설계관리 업무 개선을 위한 업무·정보·협업 분야별 중점관리 요소를 파악하였으며, 국내 설계지침 및 평가기준과 영국 DQI의 항목 비교분석을 통하여 국내에 적용가능한 98개의 정보관리항목을 도출하였다. 각 항목에는 건축주 요구조건 파악 및 설계안의 목표 달성여부 확인 기능 제공을 위하여 설계단계별 중요도(Criticalness)와 참여주체의 영향도(Influence)를 제시하였다. 정보관리항목의 적용시점 및 운영주체와 각 항목의 설계단계별 중요도 및 참여주체의 영향도 제시를 위한 면담 및 설문조사 결과, 각 설계단계에서 1~2회 적용하는 것이 바람직하며, 설계팀 내 프로젝트 관리자의 적극적인 관리 및 운영이 요구되는 것으로 분석되었다. 도출된 정보관리항목은 ‘건축주 요구조건 정의(Defining Owner's Requirements)’와 ‘설계안 평가(Assessing Design Schemes)’의 기능을 제공한다. 각 항목의 중요도(Criticalness)가 높을수록 해당 설계단계에서 우선적으로 고려되어야 하는 항목을 의미하며, 영향도(Influence)는 A-B-C의 순으로 프로젝트 참여주체가 큰 영향력을 행사할 수 있음을 의미한다. 본 논문에서 제시한 정보관리항목은 각각의 중요도 및 영향도를 바탕으로 설계정보의 효과적인 관리 및 참여주체 간 의사소통 지원이 가능하게 된다. 건축주(또는 CMr)를 비롯한 다수의 이해관계자, 엔지니어링 협력업체 등 다양한 프로젝트 관련주체의 적극적인 설계단계 참여를 촉진효과를 예상할 수 있으며, 궁극적으로 설계단계 관리업무의 효율성 증진 및 건축 프로젝트 관리의 경쟁력 제고에 기여할 수 있을 것으로 판단된다. 핵심어: 설계관리요소, 건축주 요구조건, 평가항목, 정보관리, Design Quality Indicator(DQI)
