제주특별자치도 주택 매매가격 예측 및 요인분석

Abstract

본 연구의 목적은 제주특별자치도의 주택 매매가 예측 모형을 만들고 매매가 결정 요인들을 분석하는 것이다. 최근 들어 급상승하고 있는 제주도 집값은 큰 문제가 되고 있으며 이에 제주도 주택 매매에 대한 연구의 필요성을 느껴 연구해 보았다. 제주도를 크게 나누어서 제주시와 서귀포시로 모형을 만들어 진행하였으며 연면적, 주택 연식, 외국인 거주 비율 등의 변수들을 사용하였다. 단계적 선형 회귀모형, 랜덤 포레스트, 서포트 벡터 머신의 분석 기법을 사용하였으며, 제주시와 서귀포시 모형 모두 랜덤포레스트에서 가장 좋은 결과를 보였다. 제주시와 서귀포시의 매매가 분석 결과 연면적, 대지면적, 주택연식 등이 가장 중요한 변수로 선택되었다. 그 외에는 제주시는 지역별 지난분기 연면적당 매매가격 평균, 서귀포시는 지역별 지난분기 세대수 등이 주요한 변수로 선택되었다.;The purpose of this study is to construct a forecasting model of the house sale price of Jeju Island and to analyze the determinants of the purchase price. Recently, the price of house in Jeju Island which is soaring has become a big problem, and I have felt the necessity of research on housing sale in Jeju Island. Jeju Island was divided into Jejusi and Seogwiposi, and the variables such as housing area, housing year and foreign residence rate were used. Stepwise linear regression model, random forest, and support vector machine analysis techniques were used. Both Jeju and Seogwipo models showed the best results in random forest. In both models, the most important variables were selected such as housing area, land area, and housing year. Other than this, In Jeju model, the average selling price per area in the last quarter of the year was selected as the main variable and In Seogwipo model, the number of households in the last quarter was selected as the main variable.
