대도시 내부에서의 사무소활동의 입지와 공간구조

Abstract

지금까지 도시 지리학의 분야에서는 도시지역에서 수행되고 있는 여러 기능에 대한 많은 연구가 있었다. 본 연구에서는 이러한 기능의 하나인 사무소 기능을 중심으로 대도시지역 내부에 분포되어 있는 그 입지와 공간구조에 관해 고찰하였다. 외국에서 사무소 기능에 대한 연구는 사무소의 공간적 행위를 중심으로 최근에 들어 많은 연구가 행해지고 있으며 주로 사무소 입지의 분산화 및 교외화 현상, 사무소간의 연계성 등이 다루어지고 있다. 사무소와 그 입지유형은 도시윤곽의 형성에 점차 중요하게 영향하는 요인으로서 그 주요 결정인자에 대한 연구가 요청되고 있다. 그러나 우리의 경우 아직 이에 대한 연구가 극히 미약한 단계에 있으며 앞으로 더욱 많은 사무소의 증대를 기대해 볼 때 많은 연구가 필요한 분야이다. 사무소 활동에 대한 연구는 정태적 측면에서의 구조분석, 사무소의 새로운 입지와 재입지, 이로 인한 공간구조의 변화 등 여러 가지 측면에서 다루어질 수 있다. 그러나 기본적인 자료의 미비로 인해 본 연구에서는 다만 한 시점에서의 구조만을 다루고 표본조사에 의하여 사무소의 입지요인가 이동에 대해 고찰하였다. 조사에 의해 나타난 사무소 입지의 분산화 정도, 그에 대한 전망은 다음과 같다. 서울에서 기업체본사는 상당수가 종로? 중구를 중심으로 하는 중심지에 입지하고 있으며 또한 업종별로도 지역적인 차이를 나타내고 있다. 즉 제삼차 서비스 활동은 중심지역에 많이 입지하는 반면 제조업의 본사는 서울의 공업지역이라고 할 수 있는 영등포구 성동구에 많이 입지하고 있다. 그리고 자본금 규모가 큰 기업일수록 중심지역에 집중하는 경향이 더욱 강하여 지가와 자본금 규모가 기업의 입지에 영향을 미치는 한 요인이 되고 있음을 알 수 있다. 마지막으로 소공동에 대한 실제조사에서는 대부분의 사무소들이 중심지역에 그대로 남아 있거나 혹은 근처의 더욱 조은 사무소 건물로 이전을 희망함으로써 서울에서 사무소 활동의 중심지 집중경향은 당분간 지속될 것으로 추측할 수 있다. 그러므로 앞으로 사무소 활동의 공간적 행위에 대한 더욱 많은 연구가 이루어짐으로써 미래에 중심지역에서 사무소의 지나친 집적으로 인해 일어날 혼란에 대비하여 그 집적의 정도를 파악하고 그에 대한 효율적인 대책을 수립하여 미래의 도시문제 해결에 도움을 줄 수 있을 것이다.;The purpose of this study intends to analyze the location and spatial structure of office activities in Seoul. This study is divided into three major researches; (1) the general review of geographical studies on office location, (2) analysis of location pattern and structure of office activity in Seoul, (3) a survey research in Sogong Dong area. First of all, the current tendency of research to office activities includes many subjects such as decentralization and suburbanization of office, office linkages which showes contact between offices in information flow process, and decision factors of office location. Such progressed subject have been considered the functional changing role of the central part of metropolis and the mergence of suburbanization based on the rapid development of telecommunication system and urban transportation. However, mary fundamental concepts and theoretical backgrounds which is developed in oversea, are little significant to analysis of office location pattern of Seoul where is experiencing the different urbanization process. Despite the difficulties of the conceptual framework, the study asked for question of locational patterns of office headquarters in Seoul. The results of basic analysis for office distribution pattern can be summarized as follows; (1) Most of head offices in Seoul are located at Jongro-gu & Jung-gu, specially centred around Namdaemunlo 2 ga Dong. (2) The locational patterns of the head offices are differed by industrial classification. Service business have many locations at the central area, while head offices of manufacturing industry are located at Yeongdeungpo-gu & Seongdong-gu which are a center of a manufacturing district in Seoul. (3) The corcentration pattern of head offices is highly correlated to land value. The higher land value indicates, the denser concentration of head offices appears. (4) The scale of business has a great influence upon the location. On the other ward, the scale of capitals invested becomes one of the factors that have on effect on the office location. Finally, the data of Survey research for prospective location in Sogong Dong area showed most of current office renters expressed to be located into the fine buildings at the central area of the city.
