도시경관 향상을 고려한 공동주택 계획에 관한 연구 : 잠실주공아파트 1, 2단지를 중심으로

Abstract

우리나라의 도시는 빠른 산업화 진행의 결과로 이루어진 산물이다. 오랜 시간에 거쳐 산업화, 도시화가 이루어진 서구 사회와는 달리 우리나라는 급속한 진행 과정을 거친 만큼 많은 부작용을 겪고 있다. 갑자기 많은 사람들이 도시로 몰리면서 주택난이 발생하였고 이로 인하여 공동주택 단지 개발이 이루어지게 되었다. 처음에는 저층·저밀도로 이루어지던 개발이 고층·고밀도 단지 개발 방향으로 전개되었다. 그리고 서울의 경우에는 계속해서 인구가 증가하는 관계로 재개발이나 재건축 사업시에 20층 이상의 고층의 아파트 단지 개발이 수익성 추구 측면에서 꾸준히 진행되어지고 있다. 이러한 고층·고밀도 공동주택 단지의 경우, 도시경관 측면에서 여러 가지 문제를 낳고 있다. 자연 녹지를 잠식시키고, 주변의 경관을 차폐시키며, 그리고 무엇보다도 마치 틀로 찍어낸 것과 같이 똑같은 직사각형모양으로 도시의 한 자리를 차지하고서 획일적인 경관을 만들어내고 있다. 따라서 본 연구에서는 이러한 공동주택 단지의 문제점을 인식하고 그에 대한 개선 방안을 모색하고자 하였다. 먼저, 도시경관이론을 바탕으로 하여 도시경관요소에 해당하는 공동주택의 계획 부분들을 찾았다. 그리고 공동주택의 도시경관 측면에서의 문제점을 분석했다. 그 문제점으로는 획일 경관과 위압 경관, 차폐경관, 도시의 스카이라인 파괴, 도시 공간 측면에서의 단절 등을 들 수 있다. 이에 더하여 공동주택의 도시경관 관련 법규도 정리하였다. 마지막으로 사례 대상지로, 1976년에 지어졌으며 우리나라 공동주택의 도시경관 상에서의 문제점을 여실히 드러내고 있는, 현재 재건축 움직임이 일고 있는 잠실주공아파트 1,2 단지를 사례 대상지로 선정하여 단지 계획안을 제시하였다. 이번 연구에서는 주로 주동 배치와 스카이라인, 녹지·가로체계를 개선하는 방향으로 단지를 계획하였다. 본 연구는 이론 고찰과 사레 단지 연구를 통하여 다음과 같은 결론을 내렸다. 첫째, 단지 내부에서만이 아니라 단지 주변 시점에서의 경관을 고려한 배치가 필요하다. 둘째, 도시적 연계를 고려한 도로와 녹지 체계 구축이 필요하다. 셋째, 단지의 위치와 환경을 잘 분석하여 그에 적합한 이미지를 찾아내고 또 그것을 잘 표현하여 장소성을 창출하는 방향으로의 계획이 필요하다. 이러한 측면을 생각하고 단지를 개발한다면 도시경관의 향상이 이루어질 것이라 생각한다. 그리고 동시에 공동주택 단지 거주자의 편의도 고려한 바람직한 단지 개발 방향으로의 연구가 이루어질 필요가 있다. ; The city in Korea is the product of the rapid industrialization. There are many problems in Korea, because Korea achieved the success in the industrialization and urbanization very shortly. Many people crowded to the city, and there were not enough houses. So, the apartment-house complexes have been developed. At First, the apartment-house complexes were low, but now they are high-storied. And in Seoul, the high-storied apartment-houses are developed because the population increases. The high-storied apartment-house complexes have many problems in the aspect of the urban landscape. They encroach the greenzone, cover the surroundings, and make the uniform landscape with the shape of the rectangle. So, I wanted to know the problems of the apartment-house complex and find the way of the improvement. First of all, I arranged the elements of the apartment-house in the ground of the urban landscape. Next, I analyzed the problems of the apartment-house in the urban landscape. The problems are the uniform landscape, the covering landscape, the destruction of the urban skyline, and the severance of the urban space. In addition to those, I arranged the laws and the regulations related to the urban landscape. At the conclusion, I proposed the plan of the apartment-house complex. The target place is the Ju-gong Apartment-house 1st and 2nd Complex which have the typical problems in the urban landscape. In this study, I planned the complex in the point of the building arrangement, the skyline, and the improvement of the organization of the street and greenzone. Through this study, I suggest the direction of the development. First, the arrangement in and around the complex is needed. Second, it is necessary the organization of the street and the greenzone which considers the urban connection. Third, it is needed that finding the appropriate image, expressing it, and making the property of the place. If the apartment-house complex is planned like that, the urban landscape will be improved. And at the same time, it is necessary the study that considers the convenience of the residents.
