서울시 외국인투자기업의 입지 특성에 관한 연구

Abstract

본 연구는 준 세계도시인 서울시의 외국인투자기업의 투자 특성과 입지 특성을 밝혀 세계 경제에 통합되며 그 위상이 변화하고 있는 서울시의 도시공간 구조와 기능의 변화를 분석하는 것을 목적으로 한다. 최근 서비스업에 대한 외국인투자가 급증하는 세계 추세와 함께 그 중요성이 인식되고 있으며 서울시에 대한 외국인투자 역시 서비스업을 중심으로 이뤄지고 있으므로 본 연구는 서울시에 입지하고 있는 서비스업체 외국인투자기업을 대상으로 하였다. 연구 자료로는 대한투자진흥공사 산하의 외국인투자 종합지원실의 자료를 기초로, 재정경제부와 서울시청의 자료를 이용하여 정리, 보완하였다. 97년 12월 31일 기준으로 현존하고 있는 서울시 서비스업체 외국인투자기업 1690개사를 도출하여 투자업종과 투자규모, 투자국별 특성을 투자 경향과 함께 분석하였다. 본 연구의 결과를 요약하면 다음과 같다. 첫째, 서울시 서비스업체 외국인투자기업의 특성과 동향을 투자업종과 투자규모, 투자비율, 투자국별로 살펴보면 다음과 같다. 즉 금융업, 숙박업 중심의 투자에서 최근 무역업, 사업서비스업, 도소매업 중심의 투자가 이뤄지고 있다. 또한 투자규모면에서 대규모투자보다 소규모 투자 중심의 투자가, 투자비율면에서는 100% 지분 소유의 단독투자 형태가 선호되고 있다. 또한 투자국별 특성은 일본과 미국 중심의 투자에서 투자국이 다양화되고 있는 추세이다. 둘째, 서울시의 서비스업체 외국인투자기업의 업종별 입지 특성을 살펴보면 도소매업과 무역업, 보험업, 부동산업, 기타서비스업이 서울시의 본사집중이 탁월하다. 업종마다 선별적인 집중 및 분산 패턴을 보이지만 전 업종에 걸쳐 강남구와 서초구의 강남지역과 중구와 종로구의 도심지역, 그리고 영등포구의 여의도동을 중심으로 집중 분포하고 있다. 셋째, 투자가 집중된 지역인 도심과 강남지역, 그리고 영등포구의 여의도동은 특화된 업종과 투자규모 및 투자비율, 그리고 투자국별 특성을 다르게 나타내 각 투자지역마다 특화된 고유한 기능과 특성을 보여주고 있다. 넷째, 서울의 외국인투자기업의 입지 패턴은 국내기업의 입지특성과 유사한 경향을 나타내고 있다. 즉 도심지향에서 강남지역을 선호하는 추세로 변화하고 있으며 특히 강남지역은 산업의 고도화를 이끄는 정보서비스 기능과 고차서비스 기능이 특화되어 있어 서울시 기능의 성장을 주도하고 있다.;With researching investment aspects and locational traits of foreign-invested firms, this paper aims to analyze urban spatial structure and function of Seoul city changing its status and being integrated into world economy. Especially, the importance of foreign firm's investment on service industry is recognized and foreign investment in Seoul is also concentrated on service industry. Concerning these facts, the object of this research is the foreign-invested firms of service industry located in Seoul. The data of 'KISC' (Korea Investment Service Center) in 'Korea Trade Promotion Corporation' are basically used for this study. The data of 'Ministry of Finance and Economy' and 'Seoul City Hall' are also used for complement. According to the standard of the data on December 31, 1997, 1690 foreign-invested firms of service industry which are now present are selected for this study. Their investment catagories of business, investment scale, investment proportion, investment characteristics by home countries are together analyzed. The results of this study are summarized as follows: Firstly, the characteristics of foreign-invested firms of service industry which are examined by the investment catagories of business, investment scale, investment proportion, investment home countries are as follows: Recently, investment trends are changing from finance and hotel oriented to business service, wholesale and retail and trade oriented investment. In the aspect of investment scale, a small-scale investment rather than a large-scale is distinctive. With researching investment proportion, a single investment type of 100% owned share is preferred. In the aspect of investment home countries, recent trends are also changing from U.S.A and Japan centered to diversed countries. Secondly, when the locational traits of investment business of catagories are investigated, the headquarters of wholesale and retail and trade, insurance, real estate, and other services are distinctive in Seoul. Each services show the selective centralized patterns or dispersed patterns, but through overall catagories of business, most firms are centrally distrbuted at Southern part of Kangnam-gu and Seocho-gu, civic center of Joong-gu and Jongro-gu, and Yoeuido-dong, Youngdeungpo-gu. Thirdly, CBD, Kangnam area, Yoeuido-dong, Youngdeungpo-gu where there are intensive investment have different traits by specialized catagories of business, investment propotion, and the characteristics of each home countries. This shows the specialized function and the characteristics by each invested region. Fourthly, the location patterns of foreign-invested firms in Seoul have similar trends with domestic corporations. It changes from CBD oriented to Kangnam preferred trend. Especially, in Kangnam area, the information service function and the higher-order service are specialized with dominating the growth of Seoul city's function.
